HISTORIC RENOVATION - San Patricio County Courthouse Renovation, Texas

The nearly $900,000 historic renovation of the San Patricio County Courthouse District Courtroom centered around a wing that was built in 1927. In addition to coordinating with the subcontractors, MCC worked with the owner to accommodate various courthouse functions, including Grand Jury and civil cases. Due to the heavy caseload, MCC and its subcontractors remained flexible throughout the project to ensure the court remained operational. At times, MCC suspended operations (due to the noise generated by some of the equipment) and returned during evening hours to complete tasks.

The restoration work, completed in 2004, included the 2,800 SF District Courtroom and 1,400 SF of Judges Chambers and Court Reporter offices. The scope of the project involved restoring wood windows, doors, plaster walls and ceilings, cork tile flooring, wood cove base and ceiling mould, millwork, furnishings, and other miscellaneous features. New applications included electrical upgrades, installation of new air handler units and associated ductwork, structural steel mechanical mezzanine, chilled water lines, framing and drywall, fire sprinkler system, sound reinforcement system, rough and finish carpentry, custom casework, stained concrete flooring, vinyl wall covering, window coverings, and draperies. Minor demolition and lead and asbestos abatement were also included in the scope of work.

MCC removed abandoned piping within the project area and between the second floor ceiling and third floor slab, filled holes, disconnected water service to a tub in the printing department, and provided and installed sheet flooring.

We retained the historic wood cove moulding, removed lead-based paint, reinstalled existing materials, and furnished new moulding with a matching profile. We also provided and installed bronze divider strips at flooring transitions, provided and installed additional "A" and "E" light fixtures, and raised and relocated sound and data equipment.

Additional work included removing the existing condensate drain and providing and installing a new condensate drain. We removed, cut, and reinstalled marble wainscot panels that were out of alignment, and we were able to accommodate new door trim. Additional drywall, framing, tape, and float work was performed, as well as reconstruction of existing plaster walls. We removed existing conduit that conflicted with the linear diffuser, cleaned and removed conduit and the electrical panel, and then reconnected the active circuits.

We removed roof vents and additional access panels, provided new wood edgebands and linoleum tops for attorneys' tables, provided additional beams under the air handling unit, cut handrails and steel plate for metal duct installation, refurbished existing windows and transoms, re-routed electrical and telecommunications conduits, patched and repaired ceramic tile, provided additional door hardware, performed wood base molding and floor preparation, and placed vinyl tile.

The customer gave MCC outstanding ratings for quality of workmanship and cooperation and responsiveness during the complex project.
